Terms:
1. $25,000. cashier check made payable to Jean Allen Escrow in order to be eligible to bid.

2. The cashier check will be nonrefundable if buyer does not close escrow in 30 days for any reason including lender delays.

3. There will be a 10% buyer premium added to buyer's high bid.

4. Property is being sold "as is". Known defects, if any, will be disclosed before auction. There will be a property inspection and termite report available for review at open houses.

5. Escrow fees will be split 50% by buyer and seller.

6. Title insurance fees will be split 50% by buyer and seller. 7. All other fees and expenses to be paid by buyer.

8. Sale to be all cash.

9. Escrow to be 30 days.

10. There will be 2% Broker participation to buyer's broker. Broker must have 24 hour written pre registration.

11. There will be no minimum bid. The high bid will be subject to owner's approval.
